Rent increase checker
Got a rent increase notice? Check it was done properly and see exactly how long you have to challenge it. You can only challenge before the new rent starts, so check as soon as the notice arrives.
What it checks
Right form
Your landlord must propose an increase on Form 4A (a section 13 notice). Rent review clauses in tenancy agreements no longer count.
Two months' notice
The new rent can start no sooner than two months after you get the notice.
Once a year
Rent can only go up once in 52 weeks.
Then it shows your deadline to challenge, lets you add it to your calendar, and explains the next step: the First-tier Tribunal costs £47 and can’t set your rent higher than your landlord proposed.
England only. The checker gives general information, not legal advice. These rules apply to most private tenancies in England from 1 May 2026; social housing and some other tenancies work differently.
